Cuhaci Peterson collaborated with Onyx Equities of New Jersey to provide architectural, MEP, and structural engineering services for the Westgate Mall.

Originally constructed in 1973, the Westgate Mall at 2425 Schoenersville Road near Lehigh Valley Hospital has long been a popular shopping destination among residents in the Bethlehem, PA area. In 2018, Onyx purchased the 280,000 square-foot property and invested $50 million into an ambitious four-phase renovation effort to convert it into a modern outdoor shopping center.

Modernizing the Westgate Mall was a significant undertaking that demanded both technical expertise and deep local insight. Cuhaci Peterson has strong roots in the Mid-Atlantic market with a Philadelphia office that dates back to 2013 with the acquisition of LMA Architects, a local firm that worked extensively with Wawa in the region.

Phase Three:

This large-scale demalling project required demolishing approximately 50,463 square-feet of existing interior mall space. As part of the phase-three construction, CP was the shell architect for Qdoba Mexican Eats, Jersey Mike’s Subs, and a Starbucks with a wraparound drive-thru.

To achieve this dramatic transformation, CP faced distinct architectural and engineering challenges. The architecture team creatively matched an existing metal roof from a prior renovation, resulting in striking edge towers and a cohesive façade. Following demolition, the structural engineering team repurposed interior walls as exterior ones—all while coordinating construction around several stores that remained open throughout the construction process.

Phase Four:

In addition to the phase-three renovations, Cuhaci Peterson also worked on the phase-four construction of a Penn Community Bank, located between Qdoba Mexican Eats and Weis Markets, which was a ground-up project featuring a drive-thru teller.

With decades of experience in designing large-scale retail power centers, Cuhaci Peterson brought its expertise to the revitalization of Westgate Mall in Bethlehem, PA—transforming it into a vibrant, modern shopping destination.
